Ventura College Facilities Update

The Performing Arts Center received a new Outdoor Patio to conduct class instruction in an open-air environment. This project was completed March 17th.

The Athletics Training Facility will receive a new covered classroom to facilitate fitness and strength training course instruction outdoors. The work will include two new Shade Structures and a new athletic surface. Construction is currently underway. Due to the discovery of underground utilities (gas & water), the project is currently pending a change order to proceed. The change order is being disputed by the district due to exorbitant cost. Work is continuing on the site but the utility relocation required to facilitate the Shade Structure placement is on hold temporarily. Project completion is anticipated to be in early December.

The patio area and outdoor instruction area immediately north of the Applied Science Center will have three new Shade Structures constructed, minor ADA parking adjustments, and minor sidewalk work to provide shade to facilitate outdoor classroom instruction. The site work began April 2023 with structure installation beginning April 24. Construction was completed May 25.

The Campus Center Plaza in the vicinity of CSC will have a new patio constructed and three new Shade Structures to facilitate outdoor instruction. The project will require additional Path of Travel concrete work, Accessibility adjustments to the Ramp at the Accessible parking east of Admin, minor updates to the Restrooms in CSC, and replacement of the Fire Lane from Central Campus Way to just before Admin’s west wing. This project has been contracted and work is in progress. The restrooms have a temporary delay due to unforeseen construction materials that require redesign. The architect is currently working the redesign with documents to be provided within the week. The Shade Structures are being installed. The site paving is anticipated to be completed in the 3rd week of July.

The CDC area will receive a new Modular Facility to provide additional instructional space to provide for social distancing and two new Shade Structures to facilitate outdoor instruction. This project will include additional Assembly Area work within the grounds of CDC, Accessibility Parking, and ADA accommodations to the restroom inside the CDC. VC received DSA certified drawings on April 26TH. The project has been advertised and job walk hosted on June 15TH and Bid Opening June 28th. This project received only one bid at a higher value than the District’s Engineer’s Estimate. As such, the District has chosen to re-announce the project with a bid Job Walk scheduled to occur on July 19, 2023 at 11:30 a.m. and the Bid Opening to take place on August 2, 2023 at 4:00 p.m.

The Compass Welcome Center received an update of new carpeting, wall finishes, and new furniture. Work was completed April 18th.

The ELC will receive new windows, doors, and acoustic finishes in ELC 1. The Soundproofing of the ELC Testing center was approved through Program Review received a PO on April 26TH. A Pre-Construction meeting will take place during the week of May 1 – 5. Work began July 3 and is anticipated to be completed August 11, 2023.

East Campus Custodial Room will have a new Mop Sink installed to provide a safe means of filling and dumping mop buckets. The current sink requires the Custodial Technician to lift and pour mop buckets more than three and a half feet from the ground risking injury. This work will enable this activity to be performed with minimal risk by lowering the height to less than twelve inches. The work will include the installation of new drainage, waste ventilation, and domestic water supply. The project was completed June 21.

The following facilities will receive new Flooring under this project. SCI will have the existing tiles removed and the concrete polished to provide a clean and maintenance free surface in the Biology Lab Prep spaces. The Student Health Center will receive new Marmoleum flooring to facilitate a dust free and hygienic flooring surface. The Marketing Offices will have the VCT removed and replaced with Marmoleum to tie in the flooring from the Cafeteria into the Offices. The Athletics Administration Offices will have the VCT removed and replaced with new Marmoleum throughout removing original Asbestos flooring. Finally, M&O will have the existing Asbestos mastic flooring removed and the concrete polished to provide a maintenance free surface. The Campus-Wide Flooring project hosted a Job Walk May 11TH. Only one bid was received, consequently, a Policy Exception was submitted to DAC and is pending approval to award a single bidder with the District.

This STEM Education Grant project will provide a new 2,800 Square Foot Modular Educational facility to support STEM instruction. The project will include sitework to bring in new utility infrastructure, Accessible Parking, Grounds Improvements, and a new Facility. Project design of the STEM Facility’s is currently in progress. There have been several iterations due to the costs exceeding the approved grant. We’ve changed the design from the GEN 7 model to a Form model to reduce costs and modified the off-site construction of utility infrastructure to reduce cost and enable the design to resume.
 

The WAM facility will receive interior modifications to facilitate Diesel classroom and Laboratory Instruction. Modifications will include new Roll-Up Doors, Accessible Parking modifications, Accessible Restroom modifications and new Exhaust Ventilation to facilitate automotive exhaust filtration and discharge from the instructional spaces. DSA approved the construction documents on June 7, 2023. VC has provided the District the necessary documentation to advertise and announce the project on June 21, 2023. The project has been advertised and a Job Walk scheduled to be hosted on July 19, 2023 at 10:00 a.m.

The AEC will receive new Bleachers, Accessible Restroom Modifications, Fire Suppression System, Accessible Parking modifications, and a new Elevator from the Foyer to the Gymnasium Floor. The project is currently in design and is currently 95% and was submitted to DSA for review and approval on May 22nd and is pending review and approval.

The Sheriff’s Academy’s HVAC system lost two compressors, three condensing fan motors, and three Variable Frequency Drives. To restore services to the facility, each of these units will be replaced. The project is scheduled to begin May 1ST and be completed within 3 weeks.

• HVAC was completed June 1, 2023.
• Boiler failed and is an integral part of the Air Conditioning” system. Repairs are $1,800, and being completed by EMCOR with a change order to the HVAC contract.
• Boiler was repaired and system restored to normal operations June 13, 2023

This was caused by the drought followed by excessive precipitation damaged the fencing on both the East and West sides of the SportsPlex. Due to the age and condition, the trees were removed to prevent further damage and/or possible injury to personnel. The work was completed April 25.

The fencing damaged by fallen tress during the recent weather event was repaired in April. Fencing at the west side is scheduled to be completed May 8TH. Replacement of the East side, the 10’ was replaced in May.

We have requested and received a proposal from Barkshire Laser Leveling. The PO was processed July 5TH, work is anticipated to be completed mid-August.

We’ve coordinated with Ventura Surf and US Agriculture Supply to level the field however, it was determined that due to the equipment and trucks that use the filed during the 4TH of July event that work in the field be completed after the event to prevent damaging work completed.

The AEC has received a Schedule Maintenance budget of $1.25M to address the roof leaks/repairs of the Large and Small Gymnasiums. Solicitation of the Architect will be completed in August 2023 with design commencing over the winter and construction projected for summer of 2024.

We are currently working with RNT Architects to develop a Scope of Work to contract the design to make the necessary repairs to the existing roof.
